What Is an Exterior Inspection?

An exterior inspection evaluates the home’s visible exterior components and their overall condition. The exterior includes siding and cladding, stucco, brick, stone, trim, windows, exterior doors, eaves, fascia, soffits, roof drainage components, decks, balconies, porches, walkways, driveways, grading, retaining walls, exterior electrical components, hose bibs, and other accessible exterior features.

During the inspection, I look for damage, deterioration, moisture intrusion, improper installation, deferred maintenance, and other visible conditions that may affect the home’s performance, weather resistance, safety, or long-term durability. I inspect each accessible component on the day of the inspection using normal operating controls and readily accessible areas.

What Does an Exterior Inspection Include?

An exterior inspection may include:

What Is Not Included?

  • Furniture or stored items are not moved.
  • Landscaping is not removed.
  • Underground drainage systems are not evaluated.
  • Irrigation systems are outside the scope of a standard home inspection.
  • Swimming pools and spas receive separate inspections.
  • Roof coverings receive a separate roof inspection.
  • Hidden or concealed components cannot be inspected.
  • Cosmetic issues that do not affect the inspection may not be reported
