Most inspections take between two and four hours depending on the size, age, condition, and accessibility of the property.
Should I attend the inspection?
Yes, you should attend the inspection. Attending the inspection gives you the opportunity to ask questions and better understand the property’s condition. You get a first-hand feel for what I am explaining to you.
What does a home inspection included?
A standard home inspection includes a visual evaluation of the roof, attic, exterior, foundation, structure, electrical system, plumbing system, heating and cooling systems, interior components, insulation, ventilation, and built-in appliances.
Do you use thermal imaging?
Yes. I definitely use a thermal imaging camera with every inspection, because it helps identify temperature differences that may indicate moisture intrusion, missing insulation, overheating electrical components, or HVAC concerns that are not always visible during a standard inspection.
Do you perform sewer scope inspections?
Yes. Sewer scope inspections are available as an additional service. A sewer camera allows me to inspect underground drain lines for conditions such as root intrusion, offsets, cracks, separations, and standing water.
Do you perform mold inspections?
Yes. Mold inspections and testing services are available when concerns regarding moisture intrusion or potential microbial growth are present.
Do you inspect pools and spas?
Yes. Pool and spa inspections are available and include visible components, safety features, accessible equipment, plumbing, and operational controls.
Can a home pass or fail an inspection?
No. A home inspection is not a pass-or-fail evaluation. The purpose of the inspection is to identify and report visible conditions present at the time of the inspection so clients can make informed decisions.
Will you tell me whether I should buy the house?
My role is to provide accurate information regarding the property’s condition. The decision to purchase the property remains yours.
How soon will I receive my report?
I know time is of the essence, so i make every concerted effort to deliver the inspection report the same day I inspected your house.

Home inspections are visual and non-invasive and exclude the yard irrigation system, washers and dryers, swamp cooler, detached structures, sewer (unless paid for), mold testing (unless paid for), pools (unless paid for). It also excludes conditions concealed by furniture, storage, or other belongings.
Is a newer home exempt from defects?
No. Newer homes can contain defects, incomplete work, installation concerns, and performance issues. New construction inspections can help identify conditions before ownership or warranty periods expire.
Why should I consider a sewer scope inspection?
Reason number one: cost to repair. A sewer scope inspection can reveal conditions that may result in costly repairs if left undiscovered. Reason number two: Health and safety. As sewer is liable to back up or clog, have roots, cracks, debris, offsets, and even missing sections. Yes, you read that correctly.
