What Is an HVAC Inspection?

An HVAC inspection is a visual evaluation of the home’s accessible heating and air conditioning equipment. During the inspection, I examine the visible components of the system to identify conditions that may affect operation, airflow, efficiency, or overall performance at the time of the inspection. The inspection is non-invasive and reflects the condition of the system on the day it is inspected

What Is Included in HVAC Inspection Services?

HVAC inspections typically include evaluation of accessible heating and cooling equipment, air filters, ductwork, registers, thermostats, refrigerant line insulation, electrical disconnects, visible venting, condensate drainage, and other accessible components. When weather conditions permit, I also operate the system using normal controls to observe general heating and cooling performance.

What Is Not Included?

HVAC inspections do not include dismantling equipment, measuring refrigerant pressures, calculating system capacity, performing load calculations, balancing airflow, cleaning components, or predicting future performance or remaining service life. Hidden conditions and components concealed within walls, ceilings, floors, or equipment are outside the scope of a standard home inspection.

Common HVAC Defects Found During Home Inspections

Common observations during HVAC inspection services may include uneven airflow, dirty or obstructed filters, and visible wear at system components. In some cases, duct connections may be loose or improperly sealed, which can affect air distribution.

Additionally, components such as condensate lines, vents, or exterior units may show signs of improper installation or temporary-style repairs. These conditions can influence how effectively the system performs during normal operation.
